บทคัดย่อ	โครงการพัฒนาพื้นที่บริเวณสถานีดอนเมือง กรุงเทพมหานคร เป็นโครงการการใช้ประโยชน์จากที่ดิน แบบผสมผสานโดยเป็นการรองรับการให้บริการกับบุคคลที่สัญจรผ่านโครงการในการเดินทางต่อไปใช้บริการ ขนส่งมวลชนรวมถึงคนในพื้นที่และบริเวณใกล้เคียงได้ใช้บริการเพื่อให้เกิดประโยชน์หลากหลายรูปแบบมีความ สะดวกสบายในการใช้บริการ ในการดำเนินชีวิตประจำวัน องค์ประกอบของโครงการสามารถตอบรับความ ต้องการของคนชุมชนซึ่งประกอบด้วยพื้นที่สาธารณะให้ผู้คนสัญจรได้พักผ่อนระหว่างการเดินทาง เป็นพื้นที่ พบปะกันของคนในชุมชนใกล้เคียง พื้นที่ลานอเนกประสงค์ที่จัดกิจกรรมต่างๆสามารถดึงดูดผู่มาใช้บริการ นั่ง พักคอย นั่งเล่น พักผ่อนกับทัศนียภาพชานเมือง พื้นที่เชิงพาณิชย์มีร้านค่า พื้นที่เช่าขายสินค้าของคนในชุมชน ซึ่งเป็นการสร้างรายได้สร้างอาชีพ และให้บริการแก่ผู้สัญจร มีร้านสะดวกซื้อเปิดบริการเพื่อความสะดวกในการ จับจ่ายใช้สอยเครื่องอุปโภคบริโภค ตลาดสดขนาดเล็กที่ให้บริการสินค้าประเภทของสด ประกอบด้วยเนื้อสัตว์ ผัก ผลไม้ของแห่ง ร้านอาหารและร้านเครื่องดื่มพร้อมพื้นที่รับประทานอาหาร สำนักงานเช้าแบบยืดหยุ่นที่ สะดวกต่อการใช้งานพื้นที่ทำงาน พื้นที่จอดรถที่สามารถรองรับผู้คนได้อย่างเพียงพอ การพัฒนาพื้นที่อย่างเป็น ระบบเกิดการกระจายรายได้สู่ชุมชน ส่งเสริมคุณภาพชีวิต เพิ่มการใช้บริการ กระตุ่นให้มีการใช้บริการขนส่ง มวลชนที่เป็นการขนส่งสาธารณะ การจัดตั้งโครงการนั้นมีการศึกษารวบรวมข้อมูลด้านต่างๆและนำมาวิเคราะหาเพื่อนำไปสู่การออกแบบ พื้นที่ในบริเวณให้เหมาะสมกับประโยชน์ใช้สอย สภาพแวดล้อม สะท้อนถึงบริบทของคนในเมืองที่ต้องการการ บริการที่ครบถ้วน การวิจัยนี้จึงเป็นการศึกษาการพัฒนาที่เหมาะสมกับพื้นที่ตามแนวคิดการพัฒนาพื้นที่รอบ สถานีรถไฟฟ้าหรือระบบขนส่งมวลชน (TOD) โดยมีพื้นที่ศึกษาเป็นพื้นที่บริเวณสถานีดอนเมืองตามแนวคิดการ พัฒนาพื้นที่รอบสถานีรถไฟฟ้าหรือระบบขนส่งมวลชน (TOD) โดยใช้แนวคิดตามแผนพัฒนากรุงเทพมหานคร ระยะ 20 ปี ของสำนักงานเขตดอนเมือง ซึ่งในพื้นที่ทุกส่วนในโครงการสามารถตอบสนองผู้ใช้บริการอย่างเต็มที่
